New Zealand’s residential property market has set a new benchmark with the sale of Andersons Cove, a sprawling coastal estate in Langs Beach, Northland, for $56 million. This transaction, completed in May but publicly disclosed recently, surpasses the previous nationwide record of $45.5 million set earlier this year for the Chantecler estate near Queenstown. The sale marks the first property in the country to exceed the $50 million threshold.

The 48-hectare estate, located on Bream Tail Road, offers an extensive collection of luxury residences surrounded by meticulously maintained gardens, native bush, and beachfront access. Among the key features is a four-bedroom main residence designed by architect Andrew Patterson, inspired by Pacific themes reminiscent of Hawaii and Fiji. Additional dwellings include the Potting Shed, a one-bedroom retreat; Clifftops Lodge, a two-bedroom safari-style home; and The Boatshed, a three-bedroom waterfront residence equipped with watercraft facilities.

Originally developed over three decades by the late entrepreneur David Nathan and his wife Pamela, Andersons Cove was reportedly discovered by the family purely by chance. Their daughter, Sarah Nathan, described how her parents had long sought a property with specific attributes, including riparian rights, absolute beachfront, and privacy close to Auckland. Once found, the family worked closely with Patterson to create a design that harmonized with the natural landscape while maintaining a discreet profile.

The seller and buyer, reportedly an expatriate, expressed satisfaction with the outcome. Agents Sarah Dyer and Duncan Ross of Bayleys, who handled the listing, noted that multiple offers were received within weeks on the market, reflecting strong interest from both local and international buyers. Ross described the property as exceptionally rare in terms of privacy, setting, and quality, qualities that are not often replicated in New Zealand or internationally.

The record-breaking sale has garnered attention within real estate circles, with former record-holder Graham Wall, who sold a notable Auckland mansion for $38.75 million in 2013, calling Andersons Cove a “bargain” given its location and uniqueness. Industry professionals indicate that New Zealand’s high-end coastal properties remain attractive and comparatively affordable relative to similar markets abroad, with exchange rates further boosting their appeal.

While the new record stands currently, it may soon be eclipsed. The Auckland mansion owned by wealthy couple Simon and Paula Herbert has returned to the market with an asking price exceeding $60 million. Meanwhile, agents report ongoing demand from overseas buyers for prestigious properties, indicating continued growth potential in the luxury segment.

Overall, the transaction exemplifies the increasing value placed on rare, private waterfront estates in New Zealand. Experts view the country’s scenic and secure environment as a key driver of sustained demand amid global economic uncertainties, with unique properties like Andersons Cove expected to retain or increase their value in coming years.
