Nestled into the Balmoral sandstone in Mosman, a distinctive architectural residence designed by Rolf Ockert offers expansive living space and direct access to Chinamans Beach. The property occupies a 1,094-square-meter site and features approximately 750 square meters of internal living area, spread across four levels within two pavilions connected by a central courtyard.
Stefon Bertram from Pello Lower North Shore highlighted the home's robust construction, noting that nearly 10 meters were excavated into the sandstone to build the structure from the ground up. This approach enabled a high degree of design flexibility and contributes to the residence’s imposing presence. “It is building at its absolute best,” Bertram said, emphasizing that the project eschewed more economical building methods in favor of uncompromising craftsmanship.
The property, last sold in 2021 for $16.6 million, is owned by former recruitment and human resources professionals Fiona Barraclough and David Dawson. Bertram described the home as a unique offering, citing its northern sun exposure, rare waterfront reserve position, and seamless access to the beach within Mosman’s coveted “golden triangle.” He called it “truly one of a kind” and identified it as a flagship project for Ockert, who is known for designs that integrate harmoniously with their natural environments.
The residence’s main living floor features an open-plan layout combining dining and family areas, which open onto a deep terrace that overlooks Sydney Harbour. Adjacent to this space are two bedrooms with individual ensuites that share a balcony, located alongside a wellness zone complete with a sauna, steam room, and plunge tub.
Below this level, two additional bedrooms with ensuites occupy the lower middle floor, alongside a home gym and laundry facilities. The highest floor contains a master bedroom retreat with a marble-clad ensuite. On the lower ground level, a second living room opens onto a separate courtyard and terrace that leads out to a swimming pool designed with a waterfall edge, a sunken conversation pit, and sun deck area.
A lift provides internal access to all four levels, enhancing the home’s accessibility and flow. The design emphasizes a balance between luxury, functionality, and integration with the site’s striking natural features.
