A new luxury apartment development in Sydney’s affluent Mosman suburb has attracted significant interest from downsizer buyers, with nearly a third of the units sold shortly after completion. The 13-unit Eden complex on Brady Street, developed by veteran property entrepreneur Mike Stokes in partnership with Alan Linz of Rebel Property Group, offers a mix of spacious apartments with high-end finishes and strong transport links.

Eden has quickly secured buyers for four of its residences, including three locals from Mosman and one purchaser relocating from nearby Kirribilli. The remaining nine apartments are still available, with prices generally ranging from $3.9 million for two-bedroom units up to $8.5 million for larger three-bedroom apartments. Stokes noted that the development meets a growing demand for upscale housing suited to those looking to downsize in the area, describing the market for such properties as “massively undersupplied” in Mosman.

Scheduled for move-in this November, the low-rise building is distinguished by premium design elements crafted by Melbourne-based MIM Design. The interiors feature imported Turkish marble and full-height, double-glazed windows sourced from Italy. Kitchens are equipped with high-end Wolf and Sub-Zero appliances. Stokes highlighted the quality of the offering, calling Eden a “new benchmark” for luxury living in Mosman.

While Eden’s two sub-penthouses have sold for $8 million and $9.25 million, and a three-bedroom apartment fetched $6 million, the development’s centerpiece—a two-level penthouse valued at $20 million—has yet to be publicly listed. The penthouse, measuring 335 square meters internally with an additional 150 square meters of external space, boasts four bedrooms, four bathrooms, four car spaces, and a private internal lift. Interest has already been expressed by two prospective buyers.

Mike Stokes, who has developed luxury homes in Mosman for three decades through Somerset Development Group, said Eden stands out as the only project of its kind expected to be completed within the next two years in the suburb. His co-developer Alan Linz brings extensive experience, having overseen the $450 million Pacific Bondi project and multiple mixed-use developments worth over $2 billion.

Unlike many developments of its scale, Eden is being sold directly by the developer without real estate agents. The project complements other luxury initiatives underway in Mosman’s Military Road precinct. Among these, Danny Aivazian’s DARE Property Group recently acquired a prime triple site to introduce shoptop housing to the area, while the Toohey Miller and Dilcara partnership has seen three apartments sold in the Saint Martens complex at an average price of $5 million. There remain four apartments on the market there, starting from $7 million. High-profile tenant and fashion designer Nadia Bartel has also leased space for a ground-floor retail outlet in the Saint Martens development, underscoring the growing appeal of Mosman as a destination for upscale residential and lifestyle projects.
