A prominent cattle operation in north Queensland, developed over 15 years into a highly efficient breeding enterprise, is set to be offered for auction in September. The Bluff, a 31,400-hectare property located approximately 32 kilometers from Charters Towers, is being marketed as a turnkey production system that combines extensive landholding with advanced infrastructure.

The property features a state-of-the-art automated cattle yard complex valued at over $1 million, capable of handling up to 1,500 head of cattle simultaneously. This system notably reduces labor demands and enhances operational efficiency.

Approximately 8,800 hectares have been aerially seeded with legumes, while around 200 hectares have undergone deep ripping and have been sown with buffel grass in combination with a “Goldfields” mega-stylo mix. According to JLL Agribusiness senior director Chris Holgar, these pasture enhancements have fundamentally increased the capacity and resilience of the land, with the previous owners, the Webb family, demonstrating consistent performance even through dry conditions.

Water infrastructure on the property is extensive, featuring 60 water points supported by 12 solar-equipped bores, four solar wells, and 21 dams, ensuring reliable water access across the 37 paddocks. These paddocks are interconnected by 68 kilometers of laneways, facilitating efficient livestock movement.

The Bluff comprises roughly 18,000 hectares of Goldfields country and 13,000 hectares of Rangelands. The region receives an average annual rainfall of 615 millimeters, contributing to pasture growth and sustainability.

Its proximity to Charters Towers is highlighted as an advantage, offering convenient access to schools, medical facilities, and a local labor force. For cattle marketing, the property benefits from ease of access to the Port of Townsville and nearby meat processors located in Townsville, Mackay, and Rockhampton.

JLL Agribusiness director Clayton Smith emphasized the rarity of such a comprehensive and well-developed property becoming available on the market, positioning The Bluff as a significant opportunity for prospective investors or operators looking to acquire a fully operational cattle breeding enterprise in Queensland.
