One key proposal involves P.S. Bronzeville LLC, which seeks to amend Business Planned Development 1143. The site, covering multiple addresses including 3800-3958 S. State Street and adjacent blocks, is proposed to be rezoned to a C1-3 Neighborhood Commercial District. The amendment would expand the boundaries of the existing planned development to include two subareas. Subarea A is planned for a multi-tenant commercial development featuring a grocery store, neighborhood retail outlets, medical offices, restaurant space, and financial services. Subarea B would include up to 551 multifamily residential units. The overall development is limited to a maximum floor area ratio of 3.0. This project falls within Chicago’s 3rd Ward.
Another application is from LXG Kedzie Retail LLC, which is requesting an amendment to Business Planned Development No. 272 for the site at 5050 S. Kedzie Avenue. The company proposes rezoning the property from the current designation to a B3-1 Community Shopping District and then back to an amended Business Planned Development. This would allow for additional commercial uses, including drive-through facilities. Included in the plan are two new retail buildings—a 2,790-square-foot and a 1,650-square-foot structure—with a single-lane drive-through. This development is located in the 14th Ward.
Midwest RE Acquisitions, LLC has submitted a proposal to rezone the property at 7601 S. Cicero Avenue from a B3-2 Community Shopping District to M2-2 Light Industry District, followed by a request to establish an Industrial Planned Development. The plan would permit the construction of a warehouse and distribution center featuring four industrial buildings with a maximum height of 45 feet. The total floor area would span approximately 1,092,572 square feet. The development would accommodate 904 parking spaces for vehicles, 216 off-street loading spaces, and 160 truck parking spaces. This project is in the 18th Ward.
Additional items on the agenda include various zoning amendments, map revisions, and resolutions for residential, commercial, and industrial developments throughout Chicago. The hearing provides an opportunity for public input on these proposed changes before any final decisions are made by city officials.
