Toronto-based developer Gairloch Developments completed an eight-storey condominium on Bayview Avenue last year, featuring approximately 40 suites designed primarily for downsizers and empty-nesters. Among the units, a two-bedroom suite with a west-facing terrace attracted notable attention and was sold after nearly a year on the market.

Initially listed at $1.465 million, the unit was the most affordable option among other residences in the building, which included higher-priced models such as a two-storey penthouse exceeding $4.4 million. The condominium offers larger balconies and terraces, providing views over a low-density, single-family residential neighborhood, creating a quiet and private atmosphere.

The sale of this particular two-bedroom unit was finalized in June for $1.025 million, following a price reduction and the addition of staged furnishings that helped re-energize buyer interest. The relisting at $1.05 million came shortly before the deal was struck. Market analysts and the assigned sales agent, Christopher Bibby, attribute the renewed buyer enthusiasm in part to a combination of relaxed pricing, the enhanced presentation of the unit, and the introduction of a harmonized sales tax (HST) rebate for new homes announced earlier in the year.

Bibby noted that potential purchasers had previously paused their searches due to declining home values in other segments of the market. However, a recent uptick in freehold property prices appears to have encouraged renewed activity among buyers, effectively drawing them back into the condominium market.

The unit itself features an open-plan living and dining area with sliding doors that open onto the terrace. It includes two full bathrooms and a modern kitchen equipped with Caesarstone countertops, an island, and high-end Miele appliances. Additional amenities include a storage locker, a designated parking space, and a monthly maintenance fee of $1,016. This fee covers concierge services, access to a residents’ lounge, a co-working space, and a private courtyard.

Commenting on the building’s design, Bibby described it as distinctive within the neighborhood, with artistic and playful finishes that diverge from typical local developments, further contributing to its appeal for buyers seeking a blend of comfort and unique styling.
