Yianni Gourlas and John Angelis, co-chief executives of Clearlake Insurance Brokers, have finalized their acquisition of an $82.5 million mansion in Sydney’s Rose Bay, marking one of the most significant real estate transactions in the city last year. The settlement, completed after a year-long process, officially transferred ownership of the Tivoli Avenue waterfront property from longtime owners and developers Orazio and Yolanda Camuglia.

The sale, which took place in October 2025, ranks as Sydney’s second-highest residential transaction of the year, trailing only the $83.5 million purchase of a neighboring Bayview Road mansion by Alex and Vanessa Birkenstock, members of the German Birkenstock footwear family. Both sales reflect continued demand for luxury waterfront homes in Sydney’s eastern suburbs.

The Rose Bay estate acquired by Gourlas and Angelis features a hillside layout and is equipped with a lift, emphasizing its status as a high-end residence. The property is adjacent to another notable development: John Angelis’s father, Jim Angelis, co-founder of Coverforce and a prominent figure in the insurance industry, is constructing a new five-storey luxury home next door. Jim Angelis purchased the previous record-holder on Tivoli Avenue, the now-demolished Villa Florida, for $45 million in 2021. The Spanish-inspired villa, designed by Michael Suttor and once owned by the late Barry Humphries in the 1980s, has been replaced with a modern waterfront residence designed by the architectural firm Collins and Turner, with construction costs estimated to exceed $18 million.

The acquisition by Gourlas and Angelis was brokered by prestige agents Ken Jacobs and Hui Xu, alongside buyers’ advocate Simon Cohen of Cohen Handler. The successful sale of the Camuglia estate underscores the ongoing strength of Sydney’s luxury real estate market, particularly in prime harbourside locations favored by affluent buyers.

Together, these transactions highlight the sustained appeal of Rose Bay’s waterfront properties among high-net-worth individuals and industry leaders, maintaining the area’s reputation as a coveted enclave for exclusive residential developments.
