Holiday rental prices on Yas Island surge to roughly three to four times their usual December levels during the Abu Dhabi Grand Prix week, according to data from two property management firms. This sharp increase, evident in both asking and booked rates, significantly raises accommodation costs for visitors attending the event.
First Class Property Management reports that the median asking rate for December 3 to 5 stands at about Dh4,700 per night, compared with Dh1,150 for typical December nights. The peak asking price reached Dh5,000 on December 4, with the top 25% of listings exceeding Dh6,000 per night. These advertised rates reflect current market offerings but do not necessarily indicate final agreed prices. The disparity between event-period and surrounding dates has widened since early October; the premium for the six nights covering December 1 to 6 has grown from 184% on October 1 to around 250%, with race nights exceeding a 300% increase.
Booking activity also shows growth compared to previous years. First Class states that by late October, about 32% of its Yas Island inventory was booked for the Friday and Saturday race nights, up from 23% at the same time in 2025. Final occupancy for those nights last year surpassed 90%, though current figures for this year remain provisional. Another management company, bnmme holiday homes, notes that approximately 20% of its active properties are booked for each race night. Their booking pace accelerated in early October before slowing, reaching about half of last year’s final volume so far.
While occupancy percentages indicate how many homes are reserved, they do not specify the rates achieved. Confirmed bookings from First Class show a median rate of roughly Dh3,500 per night for race weekend stays, nearly 2.8 times the normal December median of Dh1,270. For illustration, a three-night stay at race rates would cost about Dh10,500, compared with Dh3,810 at standard December prices. First Class’s median asking rate exceeds its confirmed bookings by approximately Dh1,200 per night. Meanwhile, bnmme reports an average booked rate of Dh2,490 during the Grand Prix week, compared to Dh730 on ordinary December nights. This 59% increase over 2025 levels and 71% over those in 2024 marks a continued rise in rates—now more than triple the regular December price.
Higher-end properties account for a substantial portion of event-week spending. Bnmme indicates some five- to six-night bookings total between Dh50,000 and Dh65,000, with nightly rates reaching up to Dh10,000. In addition, longer stays have become more prevalent in recent years. Currently, 77% of bookings at bnmme last four nights or more, up from 56% in 2025 and 43% in 2024, whereas one- and two-night reservations comprise just 8% of stays. The company attributes this trend to visitors leveraging the Grand Prix as an opportunity to extend their time in Abu Dhabi.
Regarding guest demographics, bnmme notes a significant presence of Dubai residents and strong growth in bookings from South Africa, Kazakhstan, and the United Kingdom. First Class observes that early bookings tend to come from international and Gulf Cooperation Council (GCC) residents who focus on race nights, while UAE locals often book additional surrounding dates.
For property owners, the surge in rates during Grand Prix week represents a notable boost in rental income. First Class highlights that earnings from the three race nights can match what a home would typically generate across two normal weeks. However, these figures do not directly translate to net profits, as operational expenses are not accounted for.
Overall, the Abu Dhabi Grand Prix continues to drive premium pricing and high demand for holiday rentals on Yas Island, reflecting the event’s growing appeal and economic impact within the region’s tourism and property markets.
