Coastal property prices in Great Britain have surged notably in recent years, with sea-view homes experiencing a 27% increase since 2019, according to data from Rightmove. While the South of England continues to command the highest prices, notable growth has also occurred in northern coastal areas such as Lincolnshire and the Humber region over the past seven years.

The Yorkshire coast has seen particularly significant gains, with average sea-view property prices climbing 53%, rising from approximately £160,771 to £245,119. However, these figures remain modest compared with southern coastal towns. In West Mersea, Essex, average prices reach £655,479 for sea-view properties and £433,185 for homes near the coast. Similarly, in Broadstairs, Kent, sea-view properties average £528,280, while homes situated close to the sea are priced around £399,337.

Ian Harris, President of the National Association of Estate Agents (NAEA) Propertymark, attributes the rapid increase in seaside property values initially to the COVID-19 pandemic. He notes that while the market has since stabilized, evolving buyer priorities have resulted in sustained interest in coastal locations by those seeking a combination of lifestyle and investment potential.

The appeal of coastal living is expanding beyond the traditionally sought-after southern regions, with cooler coastal areas gaining traction in light of the recent heatwaves that affected parts of the UK. Scotland, in particular, stands out as an affordable option, with average prices for coastal homes reported at £159,938 and £166,068 for properties with sea views. Larger homes, such as four and five-bedroom properties, command a higher premium.

One new development capitalizing on the Scottish coast’s attractiveness is Hillside Gardens in Aberdour, Fife. Situated about a mile from Silver Sands beach and near the Fife Coastal Path, Hillside Gardens is set amid mature woodland and green spaces, close to Aberdour’s historic town center, which features a harbour, a 12th-century castle, and independent shops. The community benefits from convenient transport links, including a railway station with direct services to Edinburgh (approximately 35 minutes) and Kirkcaldy (13 minutes).

Developed by Cala Homes (East), Hillside Gardens will offer 140 residences, including four- and five-bedroom detached houses priced from £549,995. The development will later introduce three-bedroom semi-detached and terraced homes, alongside a selection of Affordable Homes. The properties incorporate modern energy-efficient features such as air source heat pumps and electric vehicle charging points. Designs include open-plan layouts with dedicated home-working areas, and plans include a new pedestrian and cycle route connecting the development to Aberdour’s Main Street.

Elaine Carrigan of Cala Homes (East) highlighted the development’s balance of natural surroundings, coastal access, and city connectivity, emphasizing that residents need not compromise on any of these aspects. The area’s moderate climate, with July temperatures ranging from 17 to 22 degrees Celsius and June highs reaching 28 degrees, adds to its appeal for those seeking respite from rising summer heat in other parts of the UK.

Prospective buyers interested in Hillside Gardens can currently reserve homes and are invited to view a nearby sister development, Roseberry Wynd, which offers comparable house layouts.
