Despite recent regional geopolitical tensions, buyer confidence in Dubai’s property market remains robust, with nearly two-thirds of active property seekers planning to purchase homes within the next six months, according to a recent survey by Property Finder. The bi-monthly Market Pulse report indicated that 66 percent of respondents intended to buy a property between May and June, a figure largely consistent with the 67 percent recorded in the previous survey covering March and April.

The research highlighted a notable shift in price expectations among potential buyers. The proportion of respondents anticipating a decline in property prices dropped from 70 percent in April to 56 percent in June, marking the lowest level of pessimism observed this year since the onset of regional conflicts. Conversely, the share expecting prices to rise increased to 24 percent in June, while 20 percent foresaw prices remaining stable.

These findings suggest a market supported by highly engaged and ready-to-transact buyers, with sentiment increasingly grounded in realistic assessments rather than speculative outlooks. The median residential property price per square foot stabilized around Dh1,335 in May and Dh1,334 in June, showing little change from Dh1,393 in April. This price stability aligns with a broader market trend reflecting a cautious but steady demand environment.

Industry experts have noted that while geopolitical uncertainties initially led to some buyer hesitation, the overall demand for properties in Dubai remains resilient, driven by long-term investment considerations. Cherif Sleiman, Chief Revenue Officer at Property Finder, described the market as transitioning from an initial phase of post-conflict caution to a more data-driven purchasing approach.

Sleiman emphasized that the commitment of two-thirds of active property seekers to near-term transactions indicates a pool of serious buyers rather than casual observers. He attributed the declining expectation of price drops to growing recognition among buyers that the market has found a realistic price floor, reducing the likelihood of significant corrections.

Rather than postponing purchases in anticipation of further price declines, serious buyers appear to be acting deliberately to secure preferred properties, a trend that underscores the market’s underlying strength and maturity. This evolving buyer behavior suggests that Dubai’s real estate sector is adapting to current challenges while maintaining its appeal to investors and homebuyers alike.
