Dubai’s Rental Disputes Center (RDC) has issued a cautionary reminder to tenants and landlords about the importance of thoroughly reviewing tenancy contracts before signing. The centre highlighted that failure to carefully examine contractual terms can lead to costly legal disputes involving rent payments, financial guarantees, contract renewals, and eviction procedures.
The RDC’s advisory comes after a series of disputes where parties involved overlooked critical provisions or relied on verbal agreements that were not formally documented. These situations have resulted in financial claims, compensation demands, and in some cases, eviction proceedings.
A recent example cited by the RDC involved a commercial tenant who became embroiled in a dispute with their landlord soon after commencing business operations. The disagreement focused on payment arrangements and financial guarantees stipulated in the tenancy contract. The tenant claimed there were separate agreements made verbally with the landlord; however, these were not included in the formal contract. When the case reached the authorities, the written agreement served as the primary evidence, while the undocumented verbal arrangements lacked sufficient proof and were not accepted.
According to the RDC, many rental disagreements emerge not from intentional wrongdoing but from tenants or landlords proceeding with signatures without fully understanding the implications of the contract terms. The centre advised both parties to pay close attention to key components such as payment schedules, penalties for contractual breaches, eviction clauses, and conditions related to contract renewal or termination.
The RDC emphasized that even minor clauses could carry significant legal or financial consequences if a conflict arises. It urged residents and business owners in Dubai to ensure that all agreements are clearly documented and understood to avoid future disputes.
