Dubai has launched a new rental scheme aimed at providing tenants with greater payment flexibility by allowing them to choose leasing terms on a monthly, quarterly, or semi-annual basis. Introduced by the Dubai Land Department (DLD) in late June, the "Flexi Rent" initiative seeks to improve the overall tenant experience across the emirate.
As of now, 11 developers have partnered with the DLD to implement the scheme. Among them are prominent real estate firms such as Wasl Properties, Rocky Real Estate, Dubai World Real Estate, Modern Real Estate, and Deyaar Properties. Following the official launch, Deyaar began offering flexible rental options to its tenants, with vice president of Property & Community Ali Sharif Al Marzooqi noting that existing tenants may opt for Flexi Rent when renewing their contracts, subject to eligibility criteria.
“The initiative supports both new leases and renewals, enhancing convenience in managing rental payments,” Al Marzooqi said. The Flexi Rent option is accessible through Deyaar's various channels, including digital platforms, call centers, and relationship managers, and is available across the majority of selected residential properties managed by Deyaar within Dubai.
Driven Properties, another participating real estate company, emphasized the financial benefits of the scheme. Founder and CEO Abdullah Alajaji explained that many tenants experience challenges related to monthly cash flow rather than overall rent affordability. The Flexi Rent programme allows tenants to distribute their annual rent across multiple installments, mitigating unnecessary financial pressures.
However, the programme does not automatically apply to all tenants or properties within the participating firms. Alajaji stressed that final approval rests with landlords and depends on the specific property. Interested tenants are encouraged to discuss eligibility for flexible payments with their landlords or property managers, particularly when negotiating new leases or renewals.
Alajaji also advised that the most appropriate time to request a payment plan adjustment is during lease renewal or shortly before the next rent installment is due. Tenants renting through Driven Properties can submit requests directly to the company’s Property Management or Driven Asset Management teams for eligibility verification and assistance.
