Eco Business Park 7 Sdn Bhd has signed a conditional sale and purchase agreement to sell two parcels of industrial land in Negeri Sembilan to Tera Data Centers (Malaysia) Sdn Bhd for approximately RM1.013 billion. The combined land area covers 221.665 acres and is situated within Eco Business Park 7 (EBP 7) in Mukim Jimah, Port Dickson, Negeri Sembilan.
EBP 7 is developed through a public-private partnership involving Eco World Development Group Bhd (EcoWorld Malaysia), SD Guthrie Bhd, and NS Corp, the state agency tasked with coordinating and advancing the Malaysia Vision Valley 2.0 (MVV 2.0) masterplan. The collaboration integrates EcoWorld Malaysia’s expertise in industrial park development, SD Guthrie’s extensive land holdings, and NS Corp’s strategic planning for Negeri Sembilan’s economic growth.
Tera Data Centers is a digital infrastructure platform developer specialising in artificial intelligence (AI)-ready, mission-critical data centre campuses across Asia and select global markets. The company focuses on building facilities engineered for hyperscale and high-density AI workloads, addressing the needs for speed, scale, and reliability demanded by cloud and next-generation computing.
According to the joint statement by the parties, Tera is part of a Singapore-headquartered digital infrastructure platform with operations in Malaysia, Thailand, and Indonesia. This platform is supported by institutional investors and led by a management team experienced in developing large-scale digital infrastructure projects aimed at serving hyperscale customers.
Datuk Ho Kwee Hong, chief development officer of EBP 7, described the land sale as the first industrial development launched within Parcel C of MVV 2.0, intended to act as a catalyst for new investments and technological progress. He highlighted that since the project’s launch in November 2025, more than RM800 million worth of industrial lots and ready-built factories have been sold in the first phase. This includes the “SME Core,” an initiative designed to support the growth of local small- and medium-sized enterprises and larger Malaysian industrial players, contributing to the creation of skilled employment opportunities in the state.
The statement also noted that Tera’s investment aligns with EBP 7’s vision of establishing a future-ready, high-value industrial ecosystem that is attractive to both domestic investors and significant foreign direct investment. The partnership with a recognised leader in the digital economy is seen as a strong endorsement of Negeri Sembilan’s appeal as a preferred destination for high-tech and high-value industries.
This milestone is framed as supporting MVV 2.0’s broader goal of fostering sustainable, inclusive regional growth through high-impact investments in the state, enhancing its competitiveness and positioning it as a key investment hub in Malaysia.
