A family in Massachusetts recently completed a house purchase after an extensive search for a larger home under $900,000. The buyers, a couple with two young children and two dogs, had initially bought a smaller Cape-style home in Shrewsbury a decade ago and embarked on substantial renovations. However, with growing space demands driven by their children’s activities and general family needs, they sought more room and additional amenities.

The family, whose budget was capped at $900,000, sought specific features in a new home, including at least two full bathrooms, ample backyard space, generous storage, a quiet and friendly neighborhood, a two-car garage, and energy-efficient systems. While willing to consider cosmetic updates, they prioritized location and structural elements that fit their lifestyle.

Their first option was located in a nearby Shrewsbury neighborhood and listed at $840,000. This four-bedroom, 2.5-bathroom house offered nearly 2,900 square feet and included energy-efficient features along with central air conditioning. Despite these positives, the home’s unconventional floor plan—characterized by a large first-floor sunroom consuming much of the living space—raised concerns. The couple also valued proximity to a community they already trusted.

The second property, listed at $929,900 in Shrewsbury, initially impressed them with its size and appealing listing photographs. Featuring four bedrooms and three and a half bathrooms across approximately 2,740 square feet, the house offered ample space. However, the home’s location directly adjacent to Route 140 and its position on a corner lot exposed it to significant traffic noise, detracting from the neighborhood atmosphere the buyers hoped to maintain.

Their final selected property, closing at $860,000, was situated on a cul-de-sac in Westborough. This four-bedroom, 2.5-bathroom home of about 2,790 square feet required some updates, including new flooring and a relatively small kitchen, but was praised for its solid construction and energy-efficient electric heating system, with individual thermostats in each room. The finished walkout basement, enhanced with large windows, window seats, a fireplace, and a dedicated home office area, added significant living space valued by the family.

Crucially, the cul-de-sac location provided a balance of privacy and community engagement, with neighbors able to greet each other in their driveways—a feature the family prioritized. Following the move, the couple’s 6-year-old began kindergarten nearby, enabling the family to walk their child to school along a path adjacent to their new neighborhood, an aspect that contributed to their satisfaction.

Pamela Bathen, an associate broker with Oak Realty who assisted the family, noted their contentment with the final purchase. Despite the compromises and updates needed, the home met their core requirements and supported their desire for a close-knit community and increased space for a growing family.
