Emily Lund and Dan Elsinger have expanded their Cape Cod-style home in Beverly Cove by adding a second story, addressing their growing family’s need for space without sacrificing the property's yard or encroaching on neighbors. The couple, who moved into the 1,000-square-foot house about 12 years ago, previously nicknamed it the “clown house” due to its limited room for family and guests.

With both working from home and their 13-year-old daughter sharing a bedroom with her younger brother, the family sought a renovation solution. Architect Meghan McNamara proposed building upward rather than expanding the footprint, a concept that required a structural assessment. Engineers confirmed that the foundation of the 1948 home could support an additional level.

The project involved removing the existing roof and constructing an 800-square-foot second floor, which now features three bedrooms and a family bathroom. McNamara took care to maintain the home’s traditional New England aesthetic. While the new walls align with the original ones on all sides, the addition’s dormer is set back slightly to avoid a bulky, top-heavy appearance. Square awning windows and a shed roof with metal cladding that overhangs the first floor were also incorporated to enhance the exterior’s visual appeal.

Inside, the staircase leading to the upper floor was positioned toward the rear of the house, approximately where closets once divided the two original bedrooms. The former primary bedroom was converted into an office, while the children’s previous bedroom became a larger living room, fitting the family’s existing sofa perfectly alongside the new stairs. Above the sofa, Lund has displayed a collection of thrifted nature-themed art.

The remodel also included widening the opening between the living room and kitchen to create a more open feel and carving out a dining alcove with a built-in banquette from the area that once provided attic access. McNamara explained that preserving some separation between rooms allows for cozy, defined spaces while offering views of other rooms and the outdoors, a design choice Lund appreciates.

Beyond the added space and privacy, Lund said the renovation process inspired her to develop a more confident, individualized decorating style. She has slowly infused the home with personality by sourcing unique pieces from places like Facebook Marketplace, describing the experience as a rewarding exercise in patience and restraint. The couple now enjoys a home that better suits their family’s lifestyle while respecting the character of their neighborhood.
