A 448-acre ranch near Santo, Texas, owned by the family of Tyler Toney, co-founder of the sports entertainment group Dude Perfect, sold for just over $8.4 million on March 27. The property, known as Canyon Lake Ranch, was listed earlier this year with an asking price of $8.49 million. The sale was managed by Texas Land co-founder Josh Smith, who described the transaction as swift and noted the final price was slightly below the listing.

Located at 770 Sand Lane, the ranch’s appeal is partly attributed to its proximity to the Dallas-Fort Worth area, situated near Interstate 20 and roughly a 50-minute drive from Fort Worth. Smith noted that the location played a significant role in attracting serious buyer interest quickly.

When the Toney family acquired the property in 2015, it consisted mainly of undeveloped land with an older ranch house. Over the following decade, the family undertook extensive development work, including the construction of a 4,225-square-foot main residence completed in 2016. This home features seven bedrooms, six full bathrooms, and two half bathrooms, with an open central space combining the kitchen, dining, and living areas. It overlooks a 5-acre lake created by two converging canyons.

The ranch also includes seven additional ponds and a segment of Buck Creek. The family preserved many natural elements during their enhancements, leaving large boulders in place and integrating the buildings into the existing landscape.

Additional structures on the property include an 800-square-foot guest house, multiple outbuildings for storage or equipment, and extensive recreational amenities. These amenities comprise a nine-hole putting green, an outdoor pavilion, a two-slip boat dock, a bait shack, a gun range, and a playground area. The land supports diverse wildlife, including a herd of whitetail deer, feral pigs, beavers, coyotes, bobcats, and various migratory birds. The ponds are stocked with largemouth bass, catfish, and other fish species.

Jeff Toney, Tyler’s father, described the decision to sell the ranch as bittersweet, emphasizing that the family used the property as a secondary home and cherishes many memories made there over the years. The buyer’s identity was not disclosed, but Smith confirmed that the new owner is based in Texas.
