Federal budget changes to property taxation are expected to drive increased interest in duplex developments, with signs of this trend already emerging in Sydney’s South Coogee suburb. Developer MD Living is advancing the Al Mare project on Bunya Parade, featuring two luxury duplexes, one of which is priced at approximately $13.5 million.
The development consists of two three-storey, four-bedroom, five-bathroom residences, each including a pool and substantial garaging space totaling 369 square meters. The homes offer around 276 square meters of internal living area, complemented by 195 square meters of outdoor garden and terracing. Marketing materials highlight the design’s emphasis on open-plan living defined by natural light and refined finishes, with uninterrupted views of the ocean. Floor-to-ceiling glass elements are intended to blend indoor and outdoor spaces seamlessly, fostering a tranquil environment that integrates architecture, landscape, and coastline.
Upstairs bedrooms in the duplexes are planned with soft natural tones and high-quality materials to provide peaceful private spaces responsive to the site’s prominent setting. The project replaces two former separate residences on a 1,200-square-meter double-block site, which MD Living acquired for a record $19 million in early 2024. Demolition of the existing structures made way for the new development.
The duplexes are being designed by ESS Architects and constructed by Midco Construction, with completion expected in March 2027. According to listing agent Josh Ellison of Sotheby’s International, duplex developments are uncommon in this market due to the prevailing presence of large freestanding homes in the area. However, he noted recent sales of more affordable duplex projects in other South Coogee locations such as Palmer Street, Moverly Road, and Tallow Place.
Beyond South Coogee, duplex prices have recently surpassed $6 million in neighboring suburbs like Clovelly and Maroubra, reflecting broader market interest driven by shifting property tax policies. The Al Mare project represents a high-end example of this emerging segment within Sydney’s competitive residential property market.
