High-end property sales in Noosa Heads continue to demonstrate robust demand, particularly within its exclusive waterfront precincts, as scarcity and long-term ownership patterns drive premium prices. Several micro-markets, including Noosa Sound, Little Cove, and waterfront addresses along Witta Circle and Noosa Parade, have set notable benchmarks in recent transactions.

In 2025, a contemporary waterfront residence at 29 Cooran Court sold for $26.845 million, marking the highest sale in Noosa Heads for that year. The property was on the market for just 26 days before Reed, the selling agent, secured the deal. Reed is currently preparing 18 Key Court, Noosa Sound—a property held by the same family for over four decades—for auction, highlighting the rarity of such listings. “Properties of this nature are in significant demand due to their scarcity and the lengthy tenure typical of ownership,” Reed noted.

The upper end of the market saw a record-setting transaction in August 2026 when a 1980s home situated at 32-34 Noosa Parade sold for $40 million. This sale, managed by Tom Offermann Real Estate, established a new price record for Queensland. The 1222-square-metre waterfront site includes two private jetties and commanding views.

Offermann is currently marketing a large vacant north-facing site at 39-41 Picture Point Crescent for $50 million, or $25 million for half the block. This 1447-square-metre parcel last changed hands in 2021 for $16.48 million, setting an auction record at that time. The property comes with pre-approved plans for luxury homes designed by Chris Clout or architect Shaun Lockyer, offering buyers a head start on development within Noosa’s restrictive planning environment. The site’s favorable positioning, including a 12-metre height limit and panoramic views across Noosa and its bay, adds to its appeal.

Investment in the area is also expanding the scale of development after many years of limited changes. Two new five-star hotels, including The Calile Noosa, have received approval, and there is a $300 million proposal underway to redevelop the former Noosa Bowls Club site into a mixed-use precinct featuring apartments, retail outlets, and a new town square.

Residential property values in Noosa Heads have risen steadily, with the median dwelling price reaching $2.065 million at the end of July 2026—an increase of 4.6% ($91,096) over the past year. Median house values stand at $2.254 million, while units average $1.951 million. According to Tim Lawless, research director at Cotality, “There is an extreme scarcity of housing close to water, especially homes near the beach or river, as well as elevated properties with ocean views.” He added that limited planning approvals, combined with Noosa’s natural assets such as its north-facing beaches, river systems, national parks, and protected green spaces, constrain supply and contribute to the premium market.

Lawless emphasized the strength of the Noosa brand as a renowned lifestyle destination attracting wealthy buyers from metropolitan areas including Brisbane, Sydney, and Melbourne, along with growing interest from overseas investors. This dynamic underpins ongoing demand and elevates price expectations for the region’s most sought-after properties.
