Homebuyers and sellers increasingly rely on online tools to gauge property values, but experts caution that these estimates should be interpreted carefully and supplemented with local market knowledge. Popular real estate websites such as Zillow, Redfin, and Homes.com each provide automated home value estimates based on proprietary algorithms, yet the accuracy and completeness of these figures can vary widely.

Zillow’s widely recognized Zestimate incorporates data from public records, multiple listing services (MLS), and user-submitted home details. However, Zillow itself notes that the Zestimate is not a formal appraisal, but an automated valuation intended to give a general sense of a property’s worth.

Bridget Frey, chief technology officer at Redfin, emphasized the importance of consulting multiple sources, both online and human, when assessing a home’s value. “Understanding what goes into each home value estimate is really important,” Frey said. She recommended that prospective buyers and sellers use online estimates as initial benchmarks but also engage with local real estate agents who possess nuanced knowledge of the market conditions.

According to Frey, local agents add value by considering subjective factors that automated models cannot easily capture. Two similar-looking homes may differ significantly in condition, updates, or seller motivation—elements that directly affect pricing but may not be reflected in online algorithms.

In addition to online estimates, other indicators such as listing prices, actual sale prices, tax assessments, and professional appraisals contribute to a fuller understanding of a property’s value. Each method has limitations: listing prices may reflect seller expectations rather than market realities, tax assessments can lag behind current market trends, and appraisals, while unbiased, represent a snapshot in time.

Given these variables, experts recommend that consumers avoid relying solely on online estimates for making critical decisions in home buying or selling. Instead, combining digital tools with expert advice and robust market data offers a more reliable foundation for understanding a home’s true market value.
