Situated roughly 15 minutes from Manchester Airport, Hayes, an aviation enthusiast, frequently tracks incoming and outgoing flights from his garden, identifying planes by their markings, destinations, and even their age and noise levels using the Plane Finder app. While he acknowledges that aircraft noise can be an occasional disturbance, especially during warmer months when windows are open, Hayes sees little impact on his home's value, noting that property prices in Knutsford have increased by 217% since 2001, coinciding with the opening of Manchester Airport’s second runway.

This experience, however, is not universal across the United Kingdom. The effect of aircraft noise on residential property values varies depending on location and noise exposure. Studies conducted in different countries have reported housing price reductions ranging from approximately 5.5% near Belfast Airport to 21% in areas affected by the Atlanta flight path in the United States. A 2026 study by the MIT Sloan School of Management indicated that each 1-decibel increase in aircraft noise could reduce affected home values by roughly 0.6% to 1%.

Recent research from Hamptons, a real estate consultancy, suggests that while discounts for homes under flight paths remain, the magnitude of these price reductions has lessened since 2012. Homes exposed to noise levels of 55 decibels or higher directly under busy flight corridors saw a price discount of 16% in 2012 compared to nearby quieter areas; this figure had narrowed to about 9% by 2026. Analysts attribute this trend primarily to advancements in quieter, more modern aircraft technology. According to a 2025 report from Sustainable Aviation, new airplanes produce noise footprints roughly 50% smaller than their predecessors, and total UK aviation noise is forecasted to decrease by around 35% by 2035 despite anticipated growth in air traffic.

Nevertheless, residents in some locations report an increase in perceived noise disturbances. In Putney, southwest London, 69-year-old Sue Cartwright describes worsening aircraft noise from Heathrow Airport, situated 12 miles away, particularly noting the low altitude of some planes and the resulting disruption to daily activities and sleep. She points out episodes where planes arrive with landing gear down at approximately 2,500 feet, intensifying noise and diminishing her quality of life. Additionally, a Civil Aviation Authority report highlights that the noise level at which 10% of people report being highly annoyed by aircraft has dropped from 54 decibels in 2014 to 43 decibels in 2024.

Environmental concerns also persist. Aircraft emissions contribute to an estimated 16,000 premature deaths annually worldwide, with a third occurring among residents within 20 kilometers of airports. Air pollution from aviation is linked to increased risks of cardiovascular diseases and strokes.

In Harlington, near Heathrow, longtime resident Minreet Kaur says she has grown accustomed to plane noise but remains concerned about local air quality. With significant rental demand from airport workers, property turnover is active despite the environmental downsides. Meanwhile, in areas such as Richmond, southwest London, aircraft noise is a regular presence but does not significantly deter homebuyers, with high property prices maintained despite proximity to flight corridors.

Estate agents note that while flight path noise may deter some buyers, it can also create opportunities. Claire Carter, a country house manager at John D Wood estate agency, states that in London, the presence of aircraft overhead is often accepted as a trade-off for urban living and convenience, typically resulting in modest price discounts of around 10%. However, homes situated under very low-altitude flight paths may face steeper discounts of up to 20%. Nonetheless, some buyers are drawn to such properties, finding the experience of living beneath flight paths unique or even appealing. In Surrey, for example, a family purchased a large property near Gatwick for substantially below typical market rates due to its proximity to busy flight paths.

Experts advise potential homebuyers to consider prevailing wind directions and flight path rotations when assessing properties near airports, as noise exposure can vary significantly depending on conditions. While airports predominantly operate on westerly flight routes about 70% of the time, easterly operations, which may bring quieter approaches, occur for the remainder.

Looking ahead, Hayes expresses optimism that technological improvements in aircraft design will continue to reduce noise pollution. For him, the convenience of being near Manchester Airport outweighs the occasional disturbance, and he sees little reason to reconsider his location despite evolving aviation trends and airport expansions.
