Jane Street plans to double the size of its London office after outgrowing its current premises near Liverpool Street amid a period of rapid expansion. The trading firm has agreed to a pre-let deal for 465,000 square feet at One Spitalfields, a major redevelopment project currently underway by JPMorgan Asset Management.
The existing tenant, law firm A&O Shearman, will vacate the building in 2027, with Jane Street expected to move in sometime after 2029 once the redevelopment is complete. The company currently occupies just over 200,000 square feet at 2½ Devonshire Square, near Liverpool Street. A person familiar with the matter noted that Jane Street does not anticipate occupying the new space for about four years.
Jane Street, which employs more than 3,000 people globally, has become a prominent player in market making, generating revenues that surpass those of several major Wall Street banks. The firm had also considered other locations under construction, including Deutsche Bank’s former headquarters at 75 London Wall and the Dovetail building, reflecting the competitive market for prime office space in the City of London.
Office space in the City is in short supply, with limited new development and growing demand driving up prices. Real estate group CBRE reports that available, unoccupied space under construction would only meet about 1.3 years of demand, contributing to a decline in vacancy rates to below 8 percent as of the end of the second quarter, down from 10 percent a year earlier. This vacancy rate is now below the long-term average for the area.
In parallel, another City office development, Fifty Fenchurch, has pre-let 145,000 square feet to data provider S&P Global. Meanwhile, the City faces challenges balancing development with conservation efforts. Proposals to protect views of the Tower of London have raised concerns among developers, who warn such measures could reduce potential office space by up to one million square feet.
Michael Ramm, head of real estate for Europe at JPMorgan Asset Management, described Jane Street’s commitment as “the largest off-plan pre-let in the City in more than a decade” and expressed enthusiasm about delivering a “world-class office” to support the firm’s long-term growth. CBRE acted as the advisor for Jane Street in the deal.
