According to the petition, filed on June 3, 2026, Ho occupies Unit 407 under a proprietary lease agreement that requires monthly maintenance payments of $927.01 in addition to other assessments. The cooperative claims that despite repeated written demands, Ho has defaulted on these obligations, continuing to occupy the premises without authorization following the missed payments.
The landlord, Addison Hall Owners Corp., is seeking a court judgment for the unpaid amount, interest starting from January 1, 2025, and legal fees not less than $2,500, along with an eviction order to remove Ho from the unit if payment is not made. The building falls outside the protections of New York City's Rent Stabilization Law and related tenant protections, as it is a cooperative unit not occupied by a non-purchasing tenant.
The court notice informs Ho of the right to respond to the petition within 10 days of service by submitting an answer to the landlord-tenant clerk’s office.
