London’s prime riverside property market is presenting increasing opportunities for buyers as central London home prices experience significant declines. Industry experts suggest the current market conditions may offer a rare chance to acquire waterfront apartments for under £1 million, a notable shift from historically elevated prices in these locations.

According to Robin Chalk, head of Anderson Rose’s Tower Bridge division, central London property values have dropped by up to 25% amid ongoing geopolitical uncertainties and economic challenges. Chalk describes the current phase as a market “correction” and stresses that while prices may continue to fall, those who delay entering the market risk missing out on favorable deals. “Now really is the time to go for that dream home,” he said.

Anderson Rose currently lists several riverside apartments, including a two-bedroom, two-bathroom corner unit at Providence Square, a gated development featuring 24-hour concierge services. The property offers views overlooking the River Thames and Tower Bridge, secure off-street parking for two vehicles, access to landscaped gardens with a water feature, and an on-site gym. Located within walking distance of Bermondsey Underground Station, the apartment is priced at £775,000, with an annual service charge of approximately £5,428 and a share of freehold.

Buyers are also showing interest in new-build developments along London’s waterways, where communal amenities are often more extensive. Regent’s View, situated next to Regent’s Canal, exemplifies this trend. The project involves the restoration of historic Victorian gasholders, transforming them into five apartment blocks with modern facilities that include a creative studio, co-working spaces, a screening room, wellness areas, and a rooftop bar with a reception lounge and concierge.

Within Regent’s View, one-bedroom apartments start at £522,000, two-bedroom units from £834,000, and a top-floor three-bedroom penthouse is listed at £1.5 million. Additional blocks such as the Wright Building, completed in 2025, offer flats ranging from £675,000 to £1.625 million, while the more recently developed Westwood Building has residences priced between £595,000 and £700,000. The development includes communal gardens and is conveniently located near popular destinations such as Broadway Market and London Fields, known for its heated lido, shops, and galleries.

With central London property prices still trending downward, experts advise prospective buyers to act promptly to secure competitive prices for premium riverside homes.
