A 0.19-acre lot situated on the slopes of Mount Lady Macdonald in Canmore has been sold for $1.8 million, roughly two months after being listed. The property offers expansive views overlooking Silvertip Golf Course, as well as the surrounding mountain peaks such as the Three Sisters and Mount Rundle.
Originally intended as a site for a custom home to capitalize on its panoramic southern and western vistas, the owner changed plans this spring and decided to put the vacant lot on the market. The parcel measures 8,127 square feet, making it larger than many other lots in the nearby town center, which typically range between 5,000 to 6,500 square feet.
According to listing agent Drew Betts, the lot’s size and premium location contributed to a higher price point that could have narrowed the buyer pool and prolonged its time on the market. However, the sale proceeded relatively quickly compared to typical lot transactions in the area. Betts described the parcel as "a rare piece" given that most similar lots with such views have already been developed or purchased.
The terrain is primarily flat, with a building envelope of approximately 3,469 square feet. The property fronts onto a meandering street and backs directly onto the eighth hole of Silvertip Golf Course.
Betts highlighted an increasing appeal of the Silvertip area, noting recent growth beyond its long-standing golf amenities. The community now features a restaurant, winter recreational activities, and event hosting facilities such as weddings. Additionally, a local food market has opened, enabling residents to access amenities without needing to travel into Canmore town center.
This combination of natural beauty and expanding amenities contributes to Silvertip’s growing attractiveness as a residential location.
