Niki Mavani said the unit stood out from others in the building, some of which had lingered on the market for months, partially due to less effective presentation.

The 833-square-foot unit features wall-to-wall windows in the eat-in kitchen and the combined living and dining space, offering unobstructed west-facing views of Lake Ontario from a higher floor. Ms. Mavani noted that units similar in size within the building tend to sell more slowly, but strong staging and a reasonable price point attracted immediate interest. Within days of listing, three potential buyers arranged tours, leading to an accepted offer $17,800 below asking price. Conditions on the sale were waived shortly thereafter, expediting the transaction process.

Ms. Mavani emphasized Palace Place’s extensive grounds and amenities as distinguishing factors in the competitive condo market. “It’s on quite a bit of land, with outdoor tennis courts and areas for residents to barbecue,” she said, highlighting features that may not be commonly available in other nearby buildings. The combination of location, amenities, and thoughtful presentation contributed to the condominium’s successful sale.
