A 46,106-square-foot residential site near Bright Hill MRT station in Singapore's Thomson-Bishan area attracted strong interest from developers during a state tender that closed on September 15. Malaysian developer Eco World Development emerged as the highest bidder, offering $208.1 million, or about $1,612 per square foot per plot ratio (psf ppr). This bid exceeded the second-highest offer by roughly 11 percent, which came from a joint venture between Intrepid Investments and TID Residential, at approximately $1,451 psf ppr.

The plot, located in the Rest of Central Region (RCR) and leased for 99 years, is expected to yield around 140 private housing units. The site’s proximity to Bright Hill MRT, which is currently on the Thomson-East Coast Line and slated to become an interchange with the upcoming Cross Island Line by 2030, contributes to its appeal. The area benefits from accessibility to major transport links, enhancing its attractiveness to both developers and potential residents.

Industry analysts had forecasted the tender to attract four to 12 bids, with top bids anticipated in the $1,400 to $1,600 psf ppr range, making Eco World’s winning offer consistent with market expectations. Recent government land sales in the RCR have achieved comparable prices, including a site at Berlayar Drive that fetched $1,515 psf ppr in August and another at Kallang Close sold for $1,415 psf ppr in April.

Market observers note that land prices have risen notably amid competitive tendering. Wong Shanting, head of research for Singapore at Newmark, suggested that the aggressive bidding could reflect developers’ desire to secure valuable sites despite a cautious economic backdrop. Wong cautioned that while strong bids might support higher new home prices, factors such as a weakening job market and potential interest rate hikes could temper demand once projects reach the sales stage, potentially leading to a mismatch between pricing and buyer appetite.

The plot’s location near established schools, including Air Tong School within walking distance and Ang Mo Kio Primary School, Catholic High School, and CHIJ St Nicholas Girls’ School within a 1-2 kilometer radius, adds to its appeal for families. Moreover, the site is surrounded by notable green spaces such as Bishan-Ang Mo Kio Park, Lower Peirce Reservoir Park, Windsor Nature Park, and MacRitchie Reservoir, according to Tricia Song, head of research for Singapore and Southeast Asia at CBRE. The nearby Singapore Island Country Club offers additional lifestyle amenities.

ERA Singapore’s chief executive officer, Marcus Chu, highlighted the opportunity the site presents for developers to enter an established neighborhood with a relatively modest capital outlay, further explaining its strong draw in the current market environment.
