Plans to develop a field off Derby Road in Hatton for 80 new homes have met with opposition from local residents concerned about traffic congestion and flood risks. The site, designated in South Derbyshire District Council’s local plan as suitable for housing, would be located adjacent to an existing newbuild estate to the west, with proposals including improved pedestrian and cycling links between the developments.

Residents, however, have questioned whether the site is appropriate for a development of this size. Grace, a 37-year-old local resident, pointed to under-occupied homes in the nearby estate and noted limited demand for housing in the area. She expressed concern over commuting difficulties, saying travel into Derby during peak hours can take up to 50 minutes, making locations closer to the city more attractive to potential buyers.

Traffic was a common theme among those voicing opposition. Another resident highlighted problems with local road infrastructure, particularly around the A50 junctions, which they described as “inadequate.” While recognizing the council’s need to meet housing targets, the resident argued that broader traffic and infrastructure challenges must be addressed before approving new developments.

Flooding was also a significant concern. Mark Roberts, a long-term Hatton resident, emphasized the impact of losing green fields that serve as natural drainage areas. He noted existing issues with sewage and flooding in South Derbyshire, suggesting the council should prioritize mitigating these problems before further expanding housing in the area.

South Derbyshire District Council has not yet submitted formal plans for the development. Any proposals will undergo consultation and require planning permission before construction can proceed. Community feedback will form part of the decision-making process as the council balances growth objectives with local concerns.
