Qatar's real estate sector continued to demonstrate consistent activity and notable shifts in market dynamics through August and into mid-September 2026, according to recent data from the Ministry of Justice and the General Real Estate Regulatory Authority (Aqarat).
In August, the total value of real estate transactions registered with Qatar’s Real Estate Registration Department reached approximately QR1.29 billion, encompassing 424 contracts. The municipalities of Doha, Al Rayyan, and Al Daayen recorded the highest transaction values, accounting for QR435.5 million, QR335.5 million, and QR175.2 million respectively. Other municipalities such as Al Wakrah, Umm Salal, Al Khor, Al Thakhira, Al Shamal, and Al Shahaniya reported lower volumes. In terms of traded land area, Doha and Al Rayyan each accounted for 28% of the total, with Al Wakrah at 16% and Al Daayen at 10%. Doha also led in the number of properties sold, representing 30% of the total sales.
The average price per square foot varied widely, with Doha ranging from QR517 to QR892, while municipalities like Al Wakrah and Al Rayyan reported lower ranges, reflecting diverse market segments across the country.
Mortgage activity was particularly robust in August, with 103 mortgage transactions totaling over QR4 billion. Doha led both in the number of mortgages (35) and total mortgage value (about QR3.62 billion), followed by Al Rayyan and Al Daayen. Analysis of mortgage shares indicated that except for Doha, the proportion of mortgaged properties was higher relative to their mortgage values. Notably, eight of the ten highest-value mortgaged properties were in Doha. The top ten mortgage transactions accounted for 89% of the total mortgage value recorded for the month.
Moving into the week spanning September 13 to 19, real estate sales contracted somewhat compared to the previous week, with a total sales contract value of QR430.7 million across 120 transactions. This represented a 12.3% increase from the prior week but a 14.9% decline compared to the same week in the previous year. Villas formed the largest portion of sales value, nearly half at QR203.5 million, followed closely by vacant land at QR178.5 million and residential apartments at QR27 million. Al Daayen led weekly trading volumes with QR137.9 million, followed by Doha and Al Rayyan.
Mortgage contracts over this period surged significantly, reaching 37 agreements valued at QR805.4 million—a week-on-week increase of 184.6% and a year-on-year rise of 54.2%. Vacant land accounted for the largest share of mortgage values at QR446 million, followed by villas and residential buildings. Doha retained the top position in mortgage value, credited with QR505 million during the week, with Al Rayyan and Al Khor and Al Thakira municipalities trailing.
In the rental market, lease contracts showed a slight decrease, with 502 contracts valued at QR4.76 million during the week, declining from the previous week's 538 contracts valued at QR5.47 million.
Overall, the data from these recent months underscore the continued activity and resilience in Qatar’s real estate market, supported by ongoing regulatory measures aimed at fostering domestic and foreign investment. The fluctuations in sales and mortgage volumes reflect an evolving market responding to broader economic and policy developments.
