Qatar’s real estate market continues to demonstrate resilience and attract investors, supported by robust infrastructure, comprehensive investor-protection regulations, and a strong banking sector. Barwa Real Estate recently announced plans for a new residential development in Lusail, underlining the country’s ongoing appeal to both domestic and international buyers.
Dr. Eng. Abdullah Nasser al-Kaabi, Construction and Project Control director at Barwa Real Estate, emphasized Qatar’s ability to rebound from multiple economic shocks over the past 15 years as a key factor enhancing investor confidence. Speaking at the fourth Real Estate Forum Qatar 2026, he highlighted the significance of well-established infrastructure, regulatory frameworks designed to safeguard investor interests, and a credible banking system capable of financing large projects.
The project, named Barwa Bay, was unveiled at Cityscape 2026 and consists of two residential towers with 23 and 27 floors, totaling 639 apartments. These units will offer a variety of configurations, including one-, two-, and three-bedroom options, many of which will feature balconies and views ranging from full to limited sea views. Both towers will be fully furnished to provide residents with turnkey accommodations.
Barwa Bay is being designed as a mixed-use development that integrates living spaces with a broad array of leisure and recreational facilities. These include ground-floor amenities such as coffee shops, restaurants, and a children’s club. Additionally, swimming pools are planned atop each tower along with a communal pool in the central area. Sports facilities will include a badminton court and an Olympic-sized track located on the podium level, aiming to provide residents with convenient access to fitness and recreational options within the complex.
The project's location has been noted as a strategic advantage, benefiting from proximity to major Lusail landmarks including Place Vendôme mall and connections to the Lusail Tram and metro systems, facilitating ease of transport throughout the city.
Construction on Barwa Bay is slated to begin in 2027, with completion expected by 2030. The developer has introduced a seven-year payment plan to accommodate buyers. Architecturally, the two towers will feature contrasting design themes—one adopting earthy tones and natural elements, while the other will embody a contemporary, modern aesthetic.
Barwa Bay is part of a broader trend in Lusail’s expanding residential market, where buyers and investors are increasingly valuing developments that offer integrated amenities, strong transport connectivity, and closeness to commercial hubs. The project reflects ongoing confidence in Qatar’s property sector despite global economic uncertainties.
