A new residential development in Ra’anana has recorded over NIS 150 million in sales during its initial launch phase, reflecting strong interest from both international buyers and local families. The project, known as MOPHET, comprises 176 apartments in two seven-story buildings situated in central Ra’anana.
Marketed by ADI Capital, MOPHET includes a range of two- to five-room apartments alongside five luxury penthouses. The penthouses have sold for prices between NIS 10 million and NIS 14 million each, attracting purchasers from cities such as Los Angeles, New York, Mexico City, Switzerland, and the United Kingdom. Five-room units are priced between NIS 6.7 million and NIS 7.7 million. According to ADI Capital, penthouse prices average NIS 55,000 per square meter, while five-room apartments range from NIS 47,000 to NIS 48,000 per square meter.
The development features underground parking, an open-air atrium, and a street-level shopping promenade designed to integrate retail and services within the community. Planned amenities include a swimming pool, saunas, a Jacuzzi, yoga and Pilates studios, and dedicated workspaces intended to accommodate residents with flexible professional needs.
Construction is currently underway, with an expected completion timeline of approximately three years. Tidhar has been appointed as the main contractor. The architectural design is led by Israeli architect Gaby Schwartz, with interior spaces for communal areas crafted by Dana Oberson, known for her work on luxury resorts.
The project aims to appeal to several distinct groups. Among them are families relocating to Israel, retirees seeking lifestyle amenities, professionals who divide their time internationally, and established Ra’anana residents looking for alternative housing options within the city. ADI Capital highlights a particular connection to Ra’anana’s longstanding English-speaking community, whose second and third generations are now considering homes near their families. The larger apartments with dedicated parking and shared facilities offer an attractive option for those who might otherwise seek private houses.
“Ra’anana has always been a city people want to come home to,” said ADI Capital CEO Dov Wiener. “We are seeing demand from families abroad looking to establish a future here, professionals maintaining international careers, and local residents wishing to raise families close to their parents. The key is delivering housing and lifestyle that supports these needs.”
Ra’anana’s established English-speaking population, reputable schools, and proximity to Tel Aviv continue to make it a desirable location for both immigrants and native residents. The strong sales during MOPHET’s soft launch underscore the appeal of its combination of modern living spaces and lifestyle-oriented amenities to a diverse market.
