A recently renovated Victorian home on Roncesvalles Avenue sold earlier this spring for $150,000 above the asking price despite receiving only a single offer. The property, built in the late 1800s and updated to modern standards, attracted significant interest from prospective buyers, according to listing agent Luisa Piccirilli.
While many homes in the Roncesvalles area sold amid multiple offers during the same period, this distinctive three-storey house received just one bid. However, Piccirilli noted there were three other potential buyers monitoring the sale, reflecting strong demand in the neighborhood. She attributed the pricing to recent comparable sales and the property’s desirable features.
The home offers 1,606 square feet of living space on a 15-by-122-foot lot, including a private yard and a rare parking spot accessible from a rear lane, a notable advantage in the area where parking is limited. Inside, the main floor showcases an open-concept living and dining area alongside a newly remodeled eat-in kitchen equipped with quartz countertops, an island, and sliding patio doors.
The upper levels contain three bedrooms and three full bathrooms, including one with stacked laundry machines. The lower level features a finished basement recreation area, offering additional versatile space. The backyard provides room for entertaining as well as play, which the agent highlighted as particularly appealing.
Piccirilli also emphasized the home’s location within a sought-after school catchment area and its proximity to the shops, restaurants, and cafés that line Roncesvalles Avenue, underscoring the neighborhood’s walkability and community appeal.
