Sephora has signed a new lease to relocate its Meatpacking District store from its current Ninth Avenue address to 401 West 14th Street, a building co-owned by Taconic Partners and Nuveen Real Estate. The new space, totaling approximately 4,200 square feet on the ground floor, will sit adjacent to the building’s prominent Apple store. The retailer plans to open the new location in the first quarter of 2027.
Taconic Vice President Michael Adelstein highlighted the significance of the move, noting that a high-profile, well-trafficked location is key to establishing a strong retail presence. He described the Meatpacking District, particularly near the intersection of Ninth Avenue and 14th Street, as one of the world’s most iconic and sought-after shopping areas.
This shift occurs amid broader changes in the Meatpacking District retail market. Industry data from Cushman & Wakefield show retail availability in the neighborhood declined by six percentage points over the past year, marking the steepest reduction among submarkets monitored by the firm. Meanwhile, average asking rents rose by 10.3 percent during the same period.
Taconic acquired the 65,000-square-foot building at 401 West 14th Street in 2005 and has since repositioned it as a premier office and retail property. Cushman & Wakefield’s Jason Greenstone acted on behalf of the landlord in the lease, while MONA’s Virginia Pittarelli represented Sephora.
