The Singapore Tourism Board (STB) announced on September 16 the launch of a concept-and-price revenue tender for the redevelopment of 37 Emerald Hill, a 1.04-hectare site formerly occupied by the Singapore Chinese Girls’ School. The tendering process will remain open until March 16, 2027, allowing local and international bidders six months to submit proposals.
The redevelopment is part of the broader Orchard Road Rejuvenation Plan, which seeks to enhance the area’s status as a premier lifestyle and tourism destination in Singapore. The new project aims to integrate a mixed-use development featuring a hotel with a novel concept, along with first-of-its-kind lifestyle experiences designed to attract visitors and encourage longer and repeat stays in the precinct.
Situated at the intersection of Somerset and the Emerald Hill Conservation Area, the site offers prime accessibility to Orchard Road’s main shopping district. The STB has emphasized that the redevelopment should celebrate the location’s rich heritage through carefully planned spaces while incorporating accessible public areas that host year-round activities to maintain regular foot traffic and foster community engagement.
The redevelopment will feature a gross floor area of approximately 1,674 square meters, with the land designated predominantly for hospitality and commercial uses. The lease term is set at 50 years, with an option to extend for an additional 20 years, subject to certain terms and conditions.
Ashlynn Loo, director of land and concept development at the STB, expressed the agency’s vision for the site to become a distinctive landmark within Orchard Road. “We envision 37 Emerald Hill becoming a distinctive landmark that strengthens Orchard Road’s position as an iconic lifestyle destination, supporting our ambition for quality tourism growth towards 2040,” she said.
Upon completion, the new development is expected to enhance Singapore’s tourism offerings and provide recreational and leisure amenities for residents, contributing to the vibrancy of the city’s core. The project underscores ongoing efforts to revitalize Orchard Road and solidify its appeal as a must-visit destination.
