Qatar’s real estate market is entering a new phase where sustainable growth, investor confidence, and the quality of developments will play critical roles in shaping its future, according to Alexander Heuff, Group Director of Cityscape.

In an interview in Doha, Heuff highlighted ongoing investments in infrastructure, economic diversification, and the creation of connected communities as key factors enhancing Qatar’s appeal to residents, businesses, and international investors. He stressed that maintaining the current market momentum over the next five years will require developers to closely align projects with actual demand and deliver properties that provide lasting value.

The sector recorded real estate transactions valued at QR10.69 billion in the first half of 2026, figures from the Ministry of Justice indicate. This activity underscores the real estate market’s continuing importance in fueling Qatar’s economic development but also raises questions about the sustainability of future growth, availability of housing for different income brackets, and the market’s capacity to meet the evolving needs of both residents and investors.

Heuff noted the increasing selectiveness of buyers, emphasizing that location, quality, and long-term value will become decisive factors in investment decisions. Sustainable growth, he explained, depends on developing properties and communities that people want to live and work in and that investors find worthwhile over the long term.

With more than 400 projects participating in Cityscape Qatar 2026, investors have opportunities to compare developments across various locations and property types, engage directly with developers, and evaluate available propositions. Heuff advised that buyers consider factors such as location, intended use, developer credentials, purchase terms, delivery schedules, and ongoing costs before committing to investments.

He also pointed out the importance of understanding the level of demand a development targets, as prospective buyers increasingly seek properties offering practical benefits and sustainable value. Cityscape Qatar aims to facilitate this by allowing visitors to obtain detailed information directly from developers and explore various approaches to property ownership and investment, including residential, commercial, and mixed-use projects.

Addressing the need to balance attracting international capital with housing accessibility, Heuff stressed the importance of offering a broader range of housing options to serve middle-income residents and first-time buyers. Affordability, he said, involves not just initial purchase prices but also financing terms, service charges, transportation costs, and access to daily amenities.

Heuff described mixed-use developments as a prominent trend, combining residential, retail, hospitality, and community services within integrated destinations. Qetaifan Island North, showcased at the Cityscape event, exemplifies this model by providing residents and visitors with access to a range of facilities while supporting commercial activity.

Ultimately, Heuff asserted that the success of any development depends on its ability to meet genuine market needs. He emphasized that location, intended use, and the requirements of prospective occupants remain central to assessing a project’s viability and long-term prospects in Qatar’s evolving real estate landscape.
