United Development Company (UDC), the master developer behind The Pearl Island and Gewan Island, has revealed the masterplan for its new residential project, Perlita Gardens, during Cityscape Qatar 2026. The announcement marks the launch of a low-density villa community on The Pearl Island, with registration of interest and Phase One sales now open.

Perlita Gardens will feature 150 standalone six-bedroom villas designed across seven distinct typologies and six façade color options. The development aims to cater to families seeking spacious living with enhanced privacy and flexibility, while maintaining easy access to the island’s established amenities and lifestyle offerings. The villas will incorporate features such as private pools, generous indoor and outdoor living spaces, formal and family majlis areas, guest and staff accommodations, dedicated gym spaces, terraces, and private retreats. Architecturally, the project embraces a contemporary Mediterranean style characterized by arched openings, layered façades, balconies, and natural materials in warm tones. Interiors will emphasize natural finishes, integrated lighting, expansive glazing, and seamless connections between indoor spaces and outdoor courtyards.

UDC president and CEO Yasser Salah al-Jaidah described Perlita Gardens as a strategic evolution of The Pearl Island’s residential offerings, reflecting an adaptation to changing market demands and lifestyle trends. The developer acquired the site for QR 625 million and has completed demolition and site preparation, with construction expected to take approximately three years from commencement.

In tandem with unveiling Perlita Gardens, UDC introduced a limited-time promotional offer on apartments available at Crystal Residence on Gewan Island. The promotion runs until December 31, 2026, offering prospective buyers additional purchasing incentives within UDC’s existing residential portfolio.

Hussain Akbar al-Baker, UDC’s executive director of Commercial and Properties, noted that the two announcements address varying residential preferences within the company’s portfolio. Perlita Gardens targets buyers seeking villa living with more space and privacy on The Pearl Island, while the Crystal Residence promotion appeals to those looking for apartment options on Gewan Island.

UDC is providing in-house financing options for Perlita Gardens alongside bank mortgage financing facilitated through Commercial Bank and Dukhan Bank. Interested buyers can explore the masterplan, architectural concepts, and registration details at UDC’s stand at Cityscape Qatar 2026 or contact the residential sales team directly.

With this addition, UDC aims to diversify its residential offerings across its developments and reinforce the infrastructure and lifestyle services that contribute to long-term value for residents on The Pearl Island and Gewan Island.
