Legacy Property has secured approval to develop a 13-level residential building in North Sydney, targeting downsizers and owner-occupiers with a collection of 25 luxury apartments priced from around $5 million. The project, named No.1 Church Lane, will offer three-bedroom units with three bathrooms and two lock-up garages, alongside a selection of larger four-bedroom penthouses, the prices for which have yet to be confirmed.

Situated near North Sydney’s historic precinct, including St Thomas’s Anglican Church and the adjacent community centre—home to the popular Northside Produce Markets—the development promises sweeping, unobstructed views of the harbour, district, and city skyline. About ten apartments will feature three bedrooms plus a multipurpose room, designed to appeal to downsizers seeking low-maintenance, spacious living in a prime location.

Marketing agent Eddie Mansour, managing director of Ray White Projects, emphasized the unique appeal of the development in the evolving North Sydney market. He highlighted the area’s recent transformation, noting improved transport options such as the Metro rail line, alongside an expanding range of restaurants and specialty shops. Mansour described No.1 Church Lane as “curated for rightsizers, empty-nesters and owner-occupiers who appreciate size, space, views and location.”

Designed by architect Bernard Waller of Nettletontribe, the building combines refined materials with sculptural design elements. Waller said the vision was to create a calm and sophisticated residence, using subtle curves and sculpting the podium to merge with the laneway entrance. The architectural approach seeks to deliver a sense of generosity typical of a large home, while maintaining understated elegance through the use of materials that blend into the background.

The development’s construction is underway following demolition, with Sydney-based Lords Group appointed as the builder. Lords Group has notable experience delivering high-end residential projects in the Sydney market, including Mona on Darling Point and Hillside in Vaucluse. The completion of No.1 Church Lane is scheduled for mid-2028.

Interest registrations for the apartment sales have already begun, with Legacy Property having officially launched the initial release through Ray White Projects. The apartment offerings aim to fill a niche in North Sydney’s luxury housing market by providing sizeable, well-appointed homes with premium amenities in a location close to both natural and urban conveniences.
