A new 19-story dual-branded hotel is scheduled to open in Uptown Dallas in September, marking a significant development in the neighborhood’s hospitality landscape. Owned and operated by Atlanta-based Peachtree Group, the tower at North Hall Street and Noble Avenue will feature Marriott’s AC Hotel and Moxy Hotel brands.

The property will offer 264 guest rooms, divided between 110 rooms on the AC Hotel side and 154 rooms for Moxy. Additionally, a 261-space parking garage will serve guests and visitors. While the developer has not disclosed the total investment amount, the project represents a continuation of hotel growth in Uptown.

The site has a developmental history dating back to 2019, initially led by Austin-based Merritt Development Group. Subsequently, Phoenix Development Partners, based in Chicago, joined the project before Peachtree Group acquired the site from Phoenix in late February 2024, according to county records. Phoenix remains involved as a co-developer alongside Peachtree.

Construction broke ground in late 2023, with Moss Construction serving as general contractor. The building’s design was created by Merriman Anderson Architects, and interior spaces were planned by The Society. Financing for the project came through Western Alliance Bank.

Interior plans include a street-level Moxy Bar and Restaurant and an eighth-floor custom-branded bar and lounge featuring an outdoor terrace, aiming to enhance the guest experience and neighborhood vibrancy.

This development is part of a broader hotel expansion underway in Uptown Dallas. Recently, the former Manny’s Uptown Tex-Mex Restaurante was demolished to make way for a seven-story Hampton by Hilton hotel with 148 rooms, developed by Vision Hospitality Group. In addition, Dallas-based Alamo Manhattan received city council approval in June for a six-story, 148-room hotel at 2909 Cole Avenue.

The Dallas area currently leads the nation in hotel construction, with a reported 193 projects totaling over 23,700 rooms in various stages of planning or development. Peachtree Group CEO Greg Friedman highlighted Uptown’s appeal as a walkable neighborhood with strong corporate, residential, dining, and entertainment demand but relatively limited new hotel supply nearby. He expressed confidence that the new hotel would benefit visitors, local businesses, and the surrounding community, contributing to the district’s ongoing growth and momentum.
