Villas maintained their dominant position in Qatar’s real estate market during the week of October 4 to 10, 2026, accounting for nearly half of total property sales, according to data released by the General Real Estate Regulatory Authority (Aqarat). Property transactions across sales, mortgages, and rentals demonstrated sustained activity in the sector.
Real estate sales contracts totaled QR458 million over the course of the week, with 111 transactions recorded nationwide. Villas accounted for QR221 million, or 48.3 percent of total sales value, making them the largest contributor. Vacant land followed with sales worth QR121.2 million, representing 26.5 percent of the market, while residential apartments contributed QR37.7 million, or 8.2 percent. Other property types together made up QR78 million, approximately 17 percent of sales.
In terms of geographic distribution, Al Rayyan Municipality led the sales by value with QR166.2 million, closely followed by Doha Municipality at QR165.7 million. Al Daayen Municipality ranked third with QR53.8 million in transactions.
Mortgage activity during the week included 27 contracts valued at QR114.56 million. Although the total mortgage value decreased compared to the previous week and the same period last year, the number of mortgage contracts rose by 17.4 percent year-on-year, pointing to an increased volume of transactions albeit at lower individual values. Villas were the primary focus of mortgage lending, accounting for QR83 million or 72.8 percent of the mortgage total, while vacant land made up QR31 million, or 27.2 percent.
Doha Municipality led mortgage transactions by value, with QR74 million, followed by Al Daayen at QR24 million and Al Wakrah at QR6 million.
The rental sector recorded 400 lease contracts with a combined value of QR3.04 million. Villas led rental values with QR1.34 million, representing 44.1 percent of the total. Apartments accounted for QR1.08 million, or 35.5 percent, and commercial showrooms contributed QR440,000, or 14.5 percent. Other property types accounted for QR180,000, or 5.9 percent.
Within the rental market, Al Rayyan Municipality again posted the highest values at QR1.13 million, followed by Doha Municipality with QR700,000 and Al Wakrah with QR480,000.
These figures underscore the significant role of villas in driving Qatar’s real estate market, while also highlighting the concentration of activity in key municipalities and the ongoing engagement in mortgage and lease contracts across the sector.
